Where prices grew fastest

Magill led the field over the past year at +17.2%, followed by Kensington Gardens (+13.8%), Beulah Park (+12.2%) and Erindale (+11.0%). Even the steadier movers — Leabrook at +4.5% and Kensington at +5.7% — held positive ground.

Marryatville is the outlier, showing a 12-month median fall of 18.8%. That figure, though, is drawn from just twelve sales across the year, so it reflects a thin, mixed sample rather than a genuine downturn — exactly the kind of number that needs reading alongside a property-specific appraisal.

How quickly homes are selling

Most Eastern Suburbs homes are still changing hands quickly. Tusmore (17 days), Rosslyn Park (19) and Magill (20) are among the fastest, while the higher price points in Kensington Gardens (35 days) and Erindale (36) naturally take a little longer to find the right buyer. Across the board, the homes clearing fastest are the well-prepared, correctly priced ones.

The fundamentals remain in the seller’s favour — limited stock, steady buyer demand and firm prices.
